Local Authority Search
This contains a series of standard questions concerning such issues as planning permissions, building regulations road schemes. It will also advise if the property is a Listed Building or has any trees within its boundary that are subject to a Tree Preservation Order. It also contains information about any Local Land Charges, eg whether there are any general planning restrictions such as the property being in a Conservation or Smoke Control Area.
Please note that the search result only contains information about the particular property and does not reveal matters relating to neighbouring properties or land.
Coal Authority Search
This is a search of the Coal Authority’s records to check whether the property is likely to be affected by ground movement due to past or present coal workings in the area and whether any claim for subsidence compensation has been made to the Authority. It will also show whether there are reserves of coal in the locality which could be worked at some time in the future.
Water Authority Search Enclosure
This is a search of the relevant Water Authority and contains information about the property’s connection to the mains water and drainage systems. It also contains a plan showing the route of the nearby mains systems.
Environment Search
This is compiled using data from various publicly available records held by Landmark Information Group and contains information about potential sources of contamination, flooding and other environmental risks.
Chancel Repair Liability Search
The owners of some properties have a potential liability to contribute to the cost of repairs of the local Parish Church. It does not apply to all churches or properties and so a Chancel Repair Liability search is necessary to reveal if a particular property is situated within the historical boundary of a parish which has a potential chancel repair liability.
Plan Search
This is a search of publicly available records of planning applications for work which is planned on other land in the vicinity of the property you are buying, or which may already have been carried out in the past few years. It is based on the records of the local authority and is accurate for planning applications granted up to the date of the search.
If any planning consents are revealed for either large developments or an extension to a neighbouring property then you may wish to make further enquiries of the local authority for further details.
Please note that the search is only based on the Council’s available records to the date it is carried out and there is no any guarantee that a particular area of land or property will not be developed in the future.
